Help to Buy makes buying a new home more affordable

Helena Living is pleased to announce 'Help to Buy' at Waterway Park, our fantastic new development in Warrington.

This new Government-backed shared equity scheme could help you buy a new home with only a 5% deposit plus a 20% equity loan. This means that you only need to secure a mortgage for 75% of the value of the home you want to buy and may be able to benefit from some of the best mortgage rates available.

Here's how 'Help to Buy' Works:

  • It's open to all homebuyers, not just first time buyers
  • It's available on new build homes in England, up to a value of £600,000
  • Purchasers need a minimum 5% deposit to qualify
  • The Government will lend a minimum of 10% and up to 20% of the value of the home through an equity loan;
  • The loan can be repaid at any time or on the sale of the home
  • Purchasers need to be able to secure a mortgage of up to 75% of their home's value
  • Example, based on a £125,000 purchase price

Example

  • Your mortgage (75%) £93,750
  • Your deposit (5%) £6,250
  • Government equity loan (20%) £25,000
  • Total Purchase Price: £125,000

Help to Buy is available on new build properties up to a maximum value of £600,000. Applicants are subject to financial qualification and approval by the regional Homebuy Agent.
You will need to raise a mortgage for at least 75% of the purchase price of your new home. A minimum of a 5% deposit is required, more may be required depending upon circumstances and your lender's criteria.
You can borrow up to the remaining 20% of the purchase price by taking out a loan secured over your new home from the Government's Homes & Community Agency (HCA) over a maximum period of 25 years. The loan is interest free for the first five years after which a fee of 1.75% is payable, which will increase annually by RPI inflation plus 1%
Help to Buy is available on selected plot and is subject to eligibility and terms and conditions. Worked Example given for illustration purposes only.
